Licensee shall have the option to terminate this License no sooner than sixty (60) days after the Commencement Date by giving no less than thirty (30) days’ prior written notice to Licensor of its intent to terminate this License. Upon the giving of such notice, which notice shall specify the termination date which shall be at the end of the next succeeding month (“Termination Date”), this License (unless the same shall have expired sooner pursuant to any of the other provisions of this License or pursuant to law) shall terminate on the Termination Date with the same effect as if the Termination Date were the Expiration Date, and Licensee shall terminate its occupancy of the Licensed Area in accordance with the terms and conditions of this License not later than the Termination Date.
